Our tenant vetting process is very good; if an eviction is required, Rob Brooks Realty pays for the eviction. Although there is always the possibility of an eviction, it rarely happens. Our process of eviction follows Florida law in that we provide the tenant with a legal notice giving them 3 business days to pay the rent (we usually provide such notices around the 15th of the month if the tenant has not paid the rent). If the tenant does not pay within 3 business days after the notice, we begin the eviction process. We use a local attorney for the process who files the proper paperwork with the courts. In our experience, if the tenant does not contest the eviction, the process typically takes approximately 30-45 days. If the tenant does contest the eviction, or there are other circumstances, the process may take a bit longer. Each situation is unique and may require additional steps (e.g., court appearances, depositions, etc.)
