Tenant shows interest in your property

Tenants usually first get in touch with us by phone, asking about a specific property for rent. As we give the answers they need, we also have questions of our own and develop a working relationship with the new prospective tenant as we take the next steps toward helping them into a house. It may take many initial calls before finding the right tenant for a specific property. If the owner takes our suggestions, we often have it rented within 2-3 weeks.

Application, security deposit, rent & move-in

After they have been through the application process, we collect their deposit and first month's rent. We then conduct the house inspection and make a report before meeting the tenant to give the keys. After that, we keep in touch with them through maintenance requests from their tenant portal, questions they have when they call, and when we meet them during routine inspections. They pay by electronic means on the first business day of each month.

Lease renewal

Around the 10th or 11th month, we encourage the tenant to renew their lease for another year if the owner wants to keep renting to that tenant. Tenants can sometimes stay in a property for several years before moving out.

Ending a lease

When they are ready to move out at the end of a lease or lease extension, we do a quick inspection before they leave and a thorough inspection afterwards with photos. We hope that the property is left in great shape so that we can return the deposit, but we will give part or all of the deposit to the owner if the condition reflects that reality.

Once again, if the owner follows our suggestions, the vacancy will likely be only 2-3 weeks after the last tenant moved out.
