Good afternoon from Fort Walton Beach! I'm Angela with Rob Brooks Realty Property Management Department, and this is Michael Gregg, also a property manager with Rob Brooks Realty. Today, we want to talk a little bit about our owner reporting and how important it is. I feel it's one of the most important things we do here at Rob Brooks Realty, ensuring you, the owner, are fully informed throughout the entire process. This isn't just when we first meet with you to start the process and talk about coming on board with Rob Brooks Realty, but also every step through the tenancy, how it's handled through reporting the whole way through.

Michael, can you tell us a little bit about that?

Absolutely, Angela. Communication is always a big factor with property managers. Rob Brooks Realty has a very unique approach, and we take pride in how we report our monthly statements. First of all, we have a photographer who goes by every home and takes a photo. So, as a homeowner, every month you get a picture of the exterior of your home. With that, we also provide a monthly income and expense report. Every month, you'll see the income that came in, usually through rent proceeds, and then you'll also see any expenses that you incurred that month for your property, whether it's services that were paid or receipts for other things that were done. It comes out in a nice monthly report; it's in an accounting format and is very easy to read. We're always happy to explain it to you if you have any questions. At the end of the year, we always provide a 1099 form as well for homeowners.

I know a lot of our owners are really grateful for those monthly reports and the photos that come with them. It's a quick snapshot of what the property looks like from the outside, and it's a good flagging system too because the outside can represent a lot of what's going on on the inside. It also indirectly encourages tenants to take care of the property because they know we're going to be around each month to take a photo. It serves a lot of benefits, and not everybody does that. It's one of the things that Rob Brooks prides itself on doing each month; we take that extra step and we go out there and make sure we're "eyes on the prize" every single month.

As far as owner reports go, we send out a standardized report every month, but we've got the ability to tailor any report that you might need in any fashion. We have the ability to do it. We use Buildium, and as we talked about, we have owner portals for our owners and tenants. For you, the owners, those reports are there for you; they're stored there. All of the invoices for our maintenance are there, your monthly reports are there—everything is there, always at your fingertips. You can have access to it 24/7, whether you're here locally or overseas in the military. It's a comprehensive history of your property, including receipts, expenses, and financial statements. That's our goal: we just want to keep you informed. We want you to know exactly what's happening with your property at all times. We want to make sure you're fully informed, that there are no questions, and that we're here for you. Thank you very much for watching today.
