Angela, thanks so much for being with us. Can you explain to the owners a little bit about what we do? You're often the first face these owners see, and you explain what we do as Rob Brooks Realty. What are the advantages of working with Rob Brooks Realty?
In the simplest terms, we take all of the heavy lifting off the backs of the owners. We take all the stress, the worry, and the angst away from them. We give them peace of mind, knowing that their property is being well-maintained. We handle all the legal issues and take all those big fear factor questions away. That's what I feel is the biggest reason why people would want to look at property management.
I've talked to a lot of people who have tried doing it on their own, and they experience that fear to a high degree: "Are things being taken care of?" And if someone's going with a property management company that is not diligent in how they handle things, there's some fear there too. A lot of times our owners are military across the United States or in another country, and they want to make sure they have security about what's being held here. We've seen the good, the bad, and the ugly with different property management companies, and that's what we strive for in our diligence: to make sure that we do things the right way and make sure our owners understand the process so their questions are removed. I feel like the biggest fear factor for most people is not knowing something. Not knowing is a huge fear factor, so we try to take that away and make sure our customers understand the process from the beginning to the end. We just help them through it, whatever it is—whether it's the good, the bad, or the ugly—a legal issue or an administrative issue, we process it.
So, how does that look for us? What steps are we taking to bring that assurance to the owners?
The first thing is we have a great team, and it starts with me bringing owners into the process from start to finish. You're part of the great team, one of the reasons that we have great customer service. We take the time, and I think that is probably the biggest piece: we take the time to do it right. We set up that strong foundation. I love the whole thought of that, that a strong foundation builds a great product. It builds that base that we need in everything. So we take the time to do it right, we make sure we've got all the information in place, systems in place, and we've got all those checkboxes done so that we start right, we finish strong, and we take the issues out of the equation.
The strong foundation is so important; it's even biblical. We all have heard the story of the house built on the sand versus the house built on the foundation of the rock, and it applies to so many areas of life, including property management.
Anything else you wanted to include?
We do everything thoroughly. We screen everybody that comes in. We handle all the legal issues, the maintenance issues, financial, and administrative aspects. So, it's taking all of that off of your back, removing all those questions and concerns. We have our legal team that we work with, so it just removes all of those issues; there's nothing left to worry about.
The biggest thing that I feel as an owner—and I know you're an owner as well, we own our own properties as well—is that any fees that are paid are tax-deductible. That's a win-win because I know that's one of the biggest reasons why people might not go with property management right away: the cost factor. But that takes that off the plate when you have a tax deduction, so it's a win-win there.
