Professional Long-Term Property Management
Fort Walton Beach is considered a unique and highly desirable rental market for owners. It's located in Okaloosa County, surrounded by Eglin Air Force Base to the north and the Santa Rosa Sound to the south, meaning there is little room for additional housing development. This creates a high-demand, low-supply market, which results in higher rental rates and a competitive environment for property owners. At Rob Brooks Realty, we understand the specific needs of property owners in the area. Our 70 years of industry experience and deep local knowledge make us the ideal partner to protect your investment and help you succeed. If you are looking for long-term property management services, give Rob Brooks Realty Property Management a call.

Local Rental Market Analysis
Fort Walton Beach tends to have higher rents when compared to other local markets. It's an older city and was established right after the Civil War. Fort Walton Beach is surrounded with Eglin Air Force Base property and water to the south, meaning it's contained, and growth is limited. This pushes down supply, which keeps prices healthy for owners. This market is one of the hottest markets we see in the area

Neighborhoods in Fort Walton Beach
Fort Walton Beach is a historic city, dating back to the Civil War period. It was founded by John Thomas Brooks, great-grandfather of Rob Brooks. One great family neighborhood is Kenwood, which is nestled between two bayous in the North part of town. Known for its large lots, sidewalks, and established trees. It is right next to the city golf course and there are even families that have moved into this neighborhood so they can be closer to each other. Near Hurlburt Field and not far from Eglin Air Force Base is Emerald Village, known for having many 3-bedroom, 2-bathroom homes built between 1998 and 2003. Canterbury Woods has slightly older, but larger homes and is located in the heart of Fort Walton Beach. There are sidewalks going down both sides of the streets, with smaller, low-maintenance lawns. To the west is Overbrook, which hosts larger homes and spacious lots. When this subdivision was built, the large live oak trees were not removed when developing the homes, giving a very established feel to the neighborhood. Fort Walton Beach has several bedroom communities that are incorporated as cities, including Shalimar and Mary Esther. The township of Cinco Bayouk is tucked in the Eastern side of Fort Walton Beach on both sides of Eglin Pkwy, which is less than 0.5 square miles of land with a handful of businesses and around four hundred residents. The military town of Fort Walton Beach quickly turns into a vacation destination as you drive south over the Brooks Bridge (US 98) to Okaloosa Island. On this Island, you'll find mostly permanent residences on the North side of Santa Rosa Blvd and beach facing vacation condominium buildings along the South side. One of these is the Islander Beach Resort. This is a condominium in two separate buildings, designed primarily for vacationers.
FAQs
As of 2025, our average vacancy time is less than a month, though this can vary by neighborhood.
We collect the pet fee ($350), one month’s rent, and a security deposit at the time of signing.
We believe in treating tenants with respect, ensuring open communication, and resolving issues promptly. Positive relationships with tenants often lead to longer stays and better care of your property.
We coordinate maintenance requests quickly, often troubleshooting issues with tenants before sending a contractor. For repairs under $350, we handle them immediately, keeping you informed without unnecessary disruption.
Security deposits are held in a non-interest-bearing account and cannot be touched by any party until the lease ends. Our goal is to return the full deposit to tenants, provided the property is in good condition.
