Why Gulf Breeze is a Great Place to Rent Your Property
Gulf Breeze properties command higher rents compared to almost all other areas nearby (including Pensacola, Navarre, and Fort Walton Beach). A huge number of Gulf Breeze residents commute to Pensacola for work across the Pensacola Bay Bridge (also called the "three-mile bridge"). Crime rates are very low for this area of Florida, and the schools are some of the best ranked in the region, including in Santa Rosa County.

Gulf Breeze “Proper” 32561
Two postal zip codes make up Gulf Breeze. The locals call the actual city limits of Gulf Breeze, "Gulf Breeze Proper", and when combined with Pensacola Beach make up the 32561 zip code. While Gulf Breeze proper was established decades ago and has very few newer subdivisions, newer families from around the country have moved into town, having read and heard about the great lifestyle. Residents can enjoy a walk to the library, city hall, restaurants, or Shoreline Park. They love that their kids can walk or ride bikes to school without having to cross busy roads, 32561 has the highest rent per square foot rates compared to any location within 40 miles.
Gulf Breeze “East” 32563
The 32563 zip code is further to the East, past the Gulf Island National Seashore Live Oak Reservation. This area has both older neighborhoods that have been in existence for 60 years and neighborhoods that are being developed now. Because of a wide range of house ages, sizes, and conditions, Gulf Breeze zip code 32663 has a greater variety of rent prices (although, it is still one of the highest rents per square foot of any of the communities of the Emerald Coast). While this area also enjoys a low crime rate, it is more of a driving community and less of a walking one than Gulf Breeze Proper. The communities of Midway and Tiger Point are within this area of Gulf Breeze.
All of the Gulf Breeze postal code area is a peninsula surrounded by 18 miles of water on 3 sides, so there are a lot of waterfront houses and water access for the community. Gulf Breeze has grown over the decades by many who have discovered this gem, yet still maintains a smaller community feel. People who own or rent here desire to stay long-term.

The main foundation of our system relies on a team with a deep background in real estate and managing people. Michael Gregg, Atresia Morgan-Lambert, and Rob Brooks are the property managers of the company. Michael runs the show and has a background in law enforcement and healthcare emergency management. Atresia has a variety of experience in the industry and is great at vetting and obtaining the right tenants for the property. Rob has been licensed as a Realtor since 1994, and holds CRB, CRS, and GRI certifications. The team around Rob Brooks handles showings, screening, finance, maintenance, and overall strategy.

Gulf Breeze is geographically the "hinge" point between the Pensacola metro and the rest of the Florida panhandle along US 98. Three-mile bridge connects Gulf Breeze to Pensacola, and it is put to use every morning by commuters (except when the bridge was closed in 2020 due to Hurricane Sally and residents had to drive to the 281 toll bridge to get to Pensacola...not fun!)
Renters in this area are willing to pay a much higher dollar value than in Pensacola or Navarre. Much of this comes down to school rankings and crime rates Gulf Breeze resides in Santa Rosa County, which is more desirable in general when compared to Escambia County schools right across the bridge in Pensacola. Gulf Breeze High School is ranked #1 in Santa Rosa County and has a higher college readiness score when compared to Escambia County School District.
Crime is much lower in Gulf Breeze, especially when compared to Pensacola. It receives an A+ rating from CrimeGrade.com, with areas of Pensacola receiving a C grade or lower (depending on the neighborhood). According to BestPlaces.net, Gulf Breeze's violent crime rate and property crime rate are both lower than Pensacola's and lower than the national average.
Crime ranges from 1 (low crime) to 100 (high crime). These crime rates are based on data from the Federal Bureau of Investigation.
Residents can access Pensacola Beach with a four-minute drive across the 399 bridge. There is an entire stretch of beaches and sand leading all the way to Navarre Beach. To the east is Gulf Islands National Seashore, which offers miles of stunning drives alongside untouched natural dunes and water.

Our office is just across the Pensacola Bay Bridge at 700 S Palafox St #200B. This is less than 4 miles to Gulf Breeze. Our property managers have very easy access to all neighborhoods and stop through frequently.
We typically don't say this for other communities, but we manage just about every property that Gulf Breeze has to offer. Our specialties lie in taking great care of properties that bring a higher rent, including waterfront and newer builds. But we also successfully manage older Gulf Breeze homes, townhomes, and commercial properties.
Tenants need to be mindful of the local regulations within Gulf Breeze. What may interest most newcomers are the regulations about Golf Carts. While permitted in the city of Gulf Breeze and in some communities like Tiger Point, they are not permitted on Hwy 98's Gulf Breeze Parkway and some other streets.
Gulf Breeze is known for its great schools and low crime, which makes for an excellent long-term rental situation. Families are interested in moving into larger square foot homes in the area, which commands higher rents for our owners. Close access to the beach and work across the Pensacola Bay Bridge is a huge bonus.
As of 2025, our average vacancy time is less than a month, though this can vary by neighborhood.
