Niceville is surrounded by Eglin Air Force Base to the north, east, and west. and the Choctawhatchee Bay to the south. Since the city is fully contained, there is very little new development in Niceville. There are some newer developments on the northeast side such as Deer Moss Creek.

Residents of Niceville enjoy a blend of nice suburban living and coastal experiences just a toll-bridge drive away. The school system is one of the best in the area, with Niceville Senior High School being ranked as #1 in the Okaloosa County School District.

What about Valparaiso?
Yes, we certainly do property management in Valparaiso. At one point, Niceville and Valparaiso were called the "Twin Cities". The main foundation of our system relies on a team with a deep background in real estate and managing people. Michael Gregg, Atresia Morgan-Lambert, and Rob Brooks are the property managers of the company. Michael runs the show and has a background in law enforcement and healthcare emergency management. Atresia has a variety of experience in the industry and is great at vetting and obtaining the right tenants for the property. Rob has been licensed as a Realtor since 1994, and holds CRB, CRS, and GRI certifications. The team around Rob Brooks handles showings, screening, finance, maintenance, and overall strategy.

Neighborhood Overview
Niceville is a military and retirement community north of the more touristy Destin area. Its proximity to Eglin Air Force Base has made the renter pool heavily influenced by military members and base housing stipends. For property owners, this means consistent rentals.
Families will also rent here, in large part due to the school system. Niceville High School consistently ranks among the top schools in the region, offering excellent college readiness and academic opportunities.
Niceville has some local outdoor activities. Turkey Creek is a nature trail maintained by the city that provides opportunities for kayaking, swimming, and nature walks. Fred Gannon Rocky Bayou State Park offers extensive trails and waterfront access.
Valparaiso is a sister city of Niceville (which has been incorporated as an official city since 1921). It has a unique history, with the Val'p Inn being a popular hotel at one point (with rumors that Al Capone used it as a hideaway). There were also several nightclubs that served military members.
Bluewater Bay is technically not in the Niceville city limits, but locals consider Bluewater Bay as part of greater Niceville. It's a large subdivision, which came much later after Valparaiso had been incorporated as a city. It was a popular place for Germans and military members to retire in the 1980s and '90s. Eventually, most of the area east of the Rocky Bayou was referred to as Bluewater Bay even though it wasn't actually within the subdivision. The Mid-Bay Toll Bridge made Bluewater Bay a sought-after destination since it was only a few minutes from Destin amenities, minus the heavier traffic.
