Property Maintenance
Our goal is to make the property maintenance aspect of being a landlord as stress-free as possible. Maintenance is an inevitable part of owning a rental property, but with the right vendors and processes, it can be a very seamless experience for you and your tenant. We handle all communication with the tenant and help solve issues that arise. This can even involve troubleshooting over the phone. As an example, the question, "Have you checked the breaker box or GFCI outlets?" with a little coaching of how to do that can sometimes save the owner a service call. When requesting the help of a professional (plumber, electrician, HVAC tech, etc.) is required, we have other things which can save the owner's maintenance money, such as providing an online tenant maintenance request form where they can upload photos. Many times, these photos will tell vendors exactly what parts they need before going there the first time. Less trips to the property can mean less vendor hours to pay.

Emergency maintenance
Things sometimes break in a rental unit at the worst times (like AC units stop working or a leak appears under a sink). Our team helps coordinate emergency maintenance when something needs to get fixed right now.
Preventative maintenance
Schedule and oversee preventative maintenance issues. This is a proactive approach to help avoid emergency repairs and extend the lifespan of your property's components. Our preventative maintenance services can include inspections, seasonal preparations, and full documentation of your property's upkeep.

The Team
Our Property Management team is led by Michael Gregg and Rob Brooks. Together, they lean on extensive professional experience in real estate sales, property management, and investment properties. Michael has a background in law enforcement, business administration, and healthcare emergency management. He has served on several committees within the Emerald Coast Association of Realtors (ECAR). Rob is the founder and owner of Rob Brooks Realty and has been licensed since 1994. He carries CRB, CRS, SRS, CRETS, RENE, and GRI certifications.
