Convenient payment options

Tenants can pay using our convenient online portal. The online portal can cut processing time by up to 70%. Tenants can save bank account or credit card information and set up recurring payments. The software is also used to collect rental application fees and pet fees.

Required on-time payment

We have very good relationships with our tenants. Part of this is holding very clear and firm boundaries with on-time rent payments. We expect and require all tenants to make rent payments on time. They understand our expectations and know of the late fees, notices and steps toward eviction if they do not meet these expectations.

Security deposits, pet fees & more

Security deposits are collected and held in a non-interest-bearing account separate from other company money. This cannot be touched by the landlord, tenant, or property management until the lease ends. We review the move-out inspection report and see if there are damages. Our goal is to get the entire deposit back to the tenant, but sometimes this is not possible.

Pet fees are collected prior to move-in. As of 2025, we charge $350, and this is credited to the owner as income.  The tenant is required to give all information about the type, breed, and vaccination status of the pet. We analyze the risk profile for each pet to ensure our owners are protected.
