Crestview has the most affordable rental prices in Okaloosa County. What does this mean for the tenant? Larger houses and more land for the money. This is especially attractive to military tenants who commute from Crestview to Eglin Air Force Base every day.

One downside for tenants who commute to Eglin is Highway 85. This 10-mile stretch of road runs south into Niceville and serves as the main access to the base on the west side of town. It tends to take a LOT longer to get on base during the prime commuting hours of 6:30 am-9 am and 3:30 pm-6 pm. A 25-minute drive can turn into a 45-minute drive (or longer).

The city of Crestview has put a lot of effort into road construction and infrastructure projects. It's a very fast-growing city, expanding especially on the north, east, and west ends of town. The coming bypass with Interstate connectivity on the West side of town should bring interesting changes in the development of traffic flow and new communities.
The majority of the tenants in this area are military, but some are retired folks as well.

Neighborhoods Overview

Crestview is the largest city in Okaloosa County. Since it's miles from the shores of the Gulf of America, it feels much more like a medium-sized city rather than a beach town (like Fort Walton Beach or Destin). Crestview has had the largest percentage growth from 2020 to 2025 of the top 5 cities in Okaloosa County. The residents of Crestview tend to be a blend of military and retirees.

Crestview was named for its high northern overlook of the Yellow and Shoal rivers to the south. It started as primarily a farming community that developed more quickly as the first railroad of the area came through town in 1894. Back then, steam locomotives needed water at different stops to operate, and Crestview had good options of fresh water from the rivers. Crestview became the county seat when Okaloosa County was formed in 1917. The main street of Crestview is a pleasant walk and has interesting restaurants and shops. It is located near the main intersection of Highways 87 and 90.

We primarily manage single-family and townhomes in Crestview. Many of the properties we manage are especially geared to active duty or retired military. Our Crestview properties tend to have more square footage and larger lot sizes than properties we manage in other cities of Okaloosa County.

Crestview is the most affordable city in Okaloosa County. Tenants can get more bedrooms and space for their dollar. Crestview is also used as a bedroom community for Eglin Air Force Base, which means the majority of the tenant pool is military.

As of 2025, our average vacancy time is less than a month, though this can vary by neighborhood.

We collect the pet fee ($350), one month’s rent, and a security deposit at the time of signing.

We believe in treating tenants with respect, ensuring open communication, and resolving issues promptly. Positive relationships with tenants often lead to longer stays and better care of your property.

We coordinate maintenance requests quickly, often troubleshooting issues with tenants before sending a contractor. For repairs under $350, we handle them immediately, keeping you informed without unnecessary disruption.

Security deposits are held in a non-interest-bearing account and cannot be touched by any party until the lease ends. We do a thorough walk-through inspection before the tenant arrives and after the tenant leaves to determine how much should be deducted from that deposit. Our hope is to return the full deposit to the tenants because they kept the property in great condition.

While we’re not attorneys, we have extensive experience navigating the legal complexities of property management. We produced an entire video on navigating legal issues with property management that may arise. A key piece of advice is to set everything up correctly from the start. Clear expectations with residents and proper documentation can prevent many issues down the line. We can offer guidance on important topics such as drafting addendums and ensuring compliance with Florida Statute 475 (Real Estate Brokers, Sales Associates, and Schools) and Florida Statute 83 (Landlord and Tenant).
