- Manage the Property - We take care of maintenance, handle emergencies, oversee vendor work, do monthly roadside surveys, and send you monthly email updates.
- Manage the Money - Our team creates a secure escrow account to maintain your money. We send rental income immediately to the owner when payments are processed. Reporting and year-end tax information is provided.
- Manage the Tenants - Marketing, showing, screening, and move-in details are all managed by our team.

Property Management Team
The main foundation of our system relies on a team with a deep background in real estate and managing people. Michael Gregg, Atresia Morgan-Lambert, and Rob Brooks are the property managers of the company. Michael runs the show and has a background in law enforcement and healthcare emergency management. Atresia has a variety of experience in the industry and is great at vetting and obtaining the right tenants for the property. Rob has been licensed as a Realtor since 1994, and holds CRB, CRS, and GRI certifications. The team around Rob Brooks handles showings, screening, finance, maintenance, and overall strategy.

While we’re not attorneys, we have extensive experience navigating the legal complexities of property management. We produced an entire video on navigating legal issues with property management that may arise. A key piece of advice is to set everything up correctly from the start. Clear expectations with residents and proper documentation can prevent many issues down the line. We can offer guidance on important topics such as drafting addendums and ensuring compliance with Florida Statute 475 (Real Estate Brokers, Sales Associates, and Schools) and Florida Statute 83 (Landlord and Tenant).
