Where is East Hill, and what does the neighborhood feel like?

East Hill runs north from the bay bridge along the bayou, stretching roughly 20 to 30 blocks and reaching west toward 12th and 9th Avenue, where it begins to taper off. It sits on a hill, as the name suggests, at a fairly high elevation.
Most of the homes were built as Pensacola outgrew its downtown and North Hill areas, largely from the 1950s through the 1960s, with a few from the 1970s. You’ll find a mix of brick and full wood-frame houses. Many don’t have garages (that wasn’t standard at the time) but they carry a lot of character.

What should an investor know about buying in East Hill?

Two things define the investment picture here: maintenance and price. Because the homes are older and many are wood-built rather than vinyl or Hardie plank, expect ongoing upkeep. Lots of repainting, watching for wood rot, and older electrical or plumbing that may need replacing. Maintenance is the single biggest concern in this neighborhood. Prices also run higher than much of Pensacola. Non-waterfront properties can land in the $400K to $650K range, sometimes up to $700K. The problem for investors is that rents don’t rise proportionally with those purchase prices. Many East Hill buyers intend to stay long-term, which means that, frankly, it may not be as strong a rental play as other parts of Pensacola.

Who rents in East Hill?

Renters here tend to want proximity to downtown, for work or other reasons, and they value character. These homes were built with real workmanship, not in a cookie-cutter way like many modern subdivisions. Tenants drawn to East Hill will often trade larger closets or open floor plans for the charm of an older craftsman-style home.

Does location within East Hill matter?

Yes. The closer a home is to the bayou, the more desirable it tends to be, in large part due to Bay View Park. The park offers tennis courts, playgrounds, walking paths under large trees, a dog park with water access, and space for kayaking and paddle boarding. It also hosts concerts, including at a large indoor venue. Demand for both sales and rentals climbs as you get closer to the park.

How do lot sizes compare to other neighborhoods?

They tend to run a little smaller. Homes were built closer together, though the mature oak trees were largely preserved. Some properties lack garages simply for lack of room, relying instead on driveway parking. Lawns are generally well kept, and there’s a real pride of ownership in East Hill.

How competitive is the rental market, and how fast do homes lease?

A well-priced property rents quickly in any market. “Priced well” means priced at what tenants are currently willing to pay. Overprice it, and a home can sit for months before the price gets corrected; priced right, it should rent within about three weeks.

Are there any flood zone or insurance concerns?

Generally no. East Hill is well established and sits at a high elevation, so flooding usually isn’t an issue. Rob’s advice for anyone concerned: check the FEMA maps or the Escambia County GIS maps to confirm the flood zone. Flood Zone X is the one you want. It’s the non-flood zone where flood insurance isn’t even required, and nearly all of East Hill falls into it.

If you were buying an East Hill investment property today, what would you look for?

Rob hasn’t invested in East Hill himself, mainly because the sale-price-to-rent ratio is so high. But if he did, he’d need to see an outstanding price and a property with low maintenance and low repair needs. He’d also look for something that could appeal to blue-collar renters, and would keep an eye out for smaller units or duplexes, which occasionally come up in East Hill and can cash flow better than single-family homes.

What do outside investors most often underestimate here?

Maintenance. That’s the one thing investors need to watch out for most. Older homes in this neighborhood carry real capex.
